About This Service
Specialist Disability Accommodation
Specialist Disability Accommodation is designed for participants with extreme functional impairment or very high support needs whose housing requirements cannot be met by standard housing. If your NDIS plan includes SDA funding, we coordinate the process of finding a property that suits your physical requirements, location preferences, and support needs. We work directly with SDA housing providers across metropolitan Melbourne and manage the referral, application, and transition planning from first enquiry through to moving in.

How do I know if I am eligible for SDA?+
SDA is for participants with extreme functional impairment or very high support needs. Your NDIS plan must specifically include SDA funding — it is not automatically included. If you believe you need SDA, an occupational therapist or other allied health professional will need to provide supporting evidence for your plan review.
Can you help me find an SDA property in my preferred area?+
Yes. We work with SDA providers across metropolitan Melbourne and will search for available properties that match your location preference, physical requirements, support needs, and lifestyle. SDA availability varies by area, but we will be honest about what is realistic.
What happens if I want to move out of an SDA property?+
You have full tenancy rights under the Residential Tenancies Act and as an NDIS participant. We can help you plan a transition to a different property or another living arrangement whenever you choose to move. Your SDA funding moves with you.
Does SDA funding cover my rent completely?+
SDA funding covers the specialist housing component — the cost of building and maintaining housing that meets your disability-specific requirements. You will still pay a reasonable rent contribution, typically similar to what someone on the Disability Support Pension would pay for public housing.
